Searching for accommodation?
If you are looking for accommodation in the Amsterdam, Rotterdam or The Hague region from Euro 1.200,- and up a month, furnished or unfurnished, apartment, house or maybe even houseboat, look no further! We will then expand our search in the files of colleague agencies to help you find what you are looking for.
Costs & obligations
If you contact us to help you look for appropriate accommodation, there are no costs involved until the moment we actually find you something that you will rent. So: 'no result, no fee '! When you do rent a property through our intermediation, the costs we will charge you is our agency fee, which is equal to one month's rent + 19% VAT, if the rental agreement is entered into for a period of 6 months or longer. If you rent a property for an period of less than 6 months, our fee will be 15% of the total period rent with a minimum of Euro 500,- excl. VAT. With regard to obligations: if you contact us, there are NO obligations. If we can't help you, or you find a property yourself or with the help of another agent; no problem, we wish you good luck and a nice time in the Netherlands, and we can then only hope that you were at least satisfied with our service, which might lead to you recommending us to your friends & colleagues!
What does the intermediation include exactly?
Our intermediation starts when you contact us (via phone, e-mail, fax etc.) and we think we might be able to be of service to you - depending on your budget & desires. If we have made a selection of available and possibly suitable properties for you, we will make an appointment with you to view these properties. If you haven't found what you are looking for, we could continue looking, including searching our colleagues' files, and make another appointment for viewings. When we have found you something you like and you wish to rent, we will negotiate between yourself and the landlord/other agent with regard to length of rental period, exact monthly rent, the costs that are included in the rent, possible other items, such as necessary work in the property (painting, cleaning, renewal of items etc.), and maybe even extra furniture or similar. After the negotiations have been completed, we will draw up the rental agreement (in Dutch and English), of which you will then get a digital copy to review. If everybody agrees on the rental agreement, both parties can sign the original agreement. Before the rental period starts, we will also send you an invoice for 1st month's rent (or part thereof), the deposit (equal to 1 or 2 months' rent, depending on landlord/property), and our agency fee. The total amount of this invoice should be paid at the latest on the day the contract starts, either by bank transfer or in cash. We will then transfer the appropriate amount to the landlord. As of the 2nd rental month, you will have to pay the monthly rent directly to the landlord him-/herself or his/her manager.
What does Amstel Housing do for me after I have moved in?
First of all, we are present when you actually get the keys to the apartment, typically on the first day of the rental agreement. We will then make an inspection report of the property, which means we will write down any damage and/or spots, broken items etc. that might already be present, to avoid that you will be held responsible for that when you move out again. We will also register the meter readings for gas, water & electricity, and, if necessary, inform the applicable utility companies that a new contract party should be registered and invoiced. We will also be present again during the check-out, after the rental agreement has been terminated. During the actual rental period, you should contact the landlord or his/her representative (/manager) if there are any problems, having to do with maintenance, rental payments etc. etc. However, most people tend to contact us first, and if we can, we will definitely try to assist in any way we can. Most of the time it will result in us contacting the landlord to solve the problem. So, if you are not sure who to contact, please don't hesitate to call us first; if we can't help you, we can at least refer you to the appropriate person(s)!
