Amstel Housing has been established over 10 years ago already and has over the time set up offices in Amstelveen, Haarlem, ‘t Gooi, Utrecht, Rotterdam, The Hague and Breda. The rental process in 5 steps:
Step 1: Taking on the property in our portfolio

We are more than happy to visit you to get acquainted and to discuss the possibilities for rental. You can express your wishes and expectations and we can give you a realistic picture of the (marketconform) rental price and the feasibility of rental. Also the legal aspects of renting and the further procedure will be discussed extensively during the first meeting.
If this is not possible or is difficult, of course i twill also be possible to discuss matters by telephone or e-mail.

Step 2: Presenting and advertising your property
A good and clear presentation of your home is important. We therefore provide a comprehensive presentation including detailed description and clear pictures of the property on our website. The properties in our portfolio will also automatically be displayed on the various platforms aimed at the target group (especially expatriates) such as Pararius.com, Xpatrentals.com, Justlanded.com and if desired also on Funda. All this with the aim to bring the house under the attention of as many potential candidates as possible.

In addition, we as real estate agents use an extensive network of fellow mediators, with whom we exchange our portfolio on a regular basis.

Step 3: Viewing your property and selecting candidates
Obviously we coordinate and supervise the viewings of the house with potential candidates. If there is serious interest shown, we will discuss the conditions and the background of the candidate with you to see if we can come to an agreement between you and the prospective tenant.

Step 4: Preparation of the rental agreement
If indeed an agreement has been reached on the rent and other conditions, we will draw up the rental agreement between you and tenant. Amstel Housing works with the standard rental agreement and general terms and conditions formulated by the legal experts of the Association of Rental agents Amsterdam (VVA), of which our organization is a member (www.vvamsterdam.org).

Step 5: The key handover
On the effective date of the rental agreement the key transfer will take place, during which we complete an inspection report of the condition of the property and check the inventory list.
Obviously, the rental agreement has to be signed and the payment of the rent and deposit has to be paid before the tenant will be transferred the keys.
Upon checking out we will again make such a report and compare it with the initial report to determine whether there is any damage, and we will guide you through the settlement thereof.
